Property management is an investment an owner makes to take back their time and not have to worry about their property or rent coming in. Our fees are simple: A $250 one-time leasing fee and 10% of the gross income per month. No renewal or startup fees, no maintenance markups, no admin fees. Our clients know exactly what to expect every month with no surprises.

All applicants age 18 and over are subject to a screening process that may include a credit report, eviction history, and criminal background check.

Our standard rental criteria generally include the following:

  • Credit: A minimum credit score of 600 is preferred. Applications with scores below 600 may be considered on a case-by-case basis, depending on overall credit profile and mitigating factors.
  • Income: Verifiable gross monthly income equal to at least three (3) times the monthly rent.
  • Rental History: No prior evictions or foreclosures within the past 5 years, subject to review of circumstances.
  • Criminal History: Criminal records are not automatically disqualifying. Any criminal history is reviewed on a case-by-case basis, considering the nature of the offense, severity, time elapsed, and relevance to resident and property safety. Convictions involving violence, sexual offenses, or significant property damage may result in denial if they present a demonstrable risk.

All screening decisions are made in a consistent, nondiscriminatory manner in accordance with federal, state, and local fair housing laws. Exceptions may be made when reasonable and legally permissible.

We welcome pets at most of our properties. Our standard pet policy is a $200 non-refundable pet fee plus $30 per month per pet. Pet policies may vary by property — check individual listings for details.


Our standard lease is 12 months. We require a deposit equal to one month's rent which is fully refundable at move-out subject to property condition. Move-in costs include first month's rent, security deposit, and any applicable pet fees.


Tenants are responsible for all utilities unless otherwise noted in the individual listing.


No — all of our properties are unfurnished.


Yes — all properties managed by Property Management Consultants are non-smoking.


Current tenants submit all maintenance requests through the Buildium Resident Portal. This is the fastest way to get your issue resolved. For life-threatening emergencies such as fire, gas leak, or flooding — call 911 immediately.
