Property management is an investment an owner makes to take back their time and not have to worry about their property or rent coming in. Our fees are simple: A $100 one-time leasing fee and 10% of the gross income per month. No renewal or startup fees, no maintenance markups, no admin fees. Our clients know exactly what to expect every month with no surprises.

The application process includes a credit check, eviction report, and criminal background check. Our minimum standards are a credit score above 600* (scores below 600 may be accepted on rare occasions), no previous evictions or foreclosures, and no history of violent or property-related offenses that could pose a risk to other residents or the property. All criminal history is reviewed on a case-by-case basis, considering the nature, severity, and date of the offense.
