How much does Property Management Cost?

Property management is an investment an owner makes to take back their time and not have to worry about their property or rent coming in. Our fees are simple: A $100 one-time leasing fee and 10% of the gross income per month. No renewal or startup fees, no maintenance markups, no admin fees. Our clients know exactly what to expect every month with no surprises.

What is the application process?

To apply for a property we manage, just reach out to us by phone at 931-298-0093 or email at Info@propertyconsultantsllc.com, or apply directly at https://propertyconsultantsllc.managebuilding.com/Resident/rental-application/new.

All applicants age 18 and over are subject to a screening process that may include a credit report, eviction history, and criminal background check.

Our standard rental criteria generally include the following:

Credit: A minimum credit score of 600 is preferred. Applications with scores below 600 may be considered on a case-by-case basis, depending on overall credit profile and mitigating factors.
Income: Verifiable gross monthly income equal to at least three (3) times the monthly rent.
Rental History: No prior evictions or foreclosures within the past 5 years, subject to review of circumstances.
Criminal History: Criminal records are not automatically disqualifying. Any criminal history is reviewed on a case-by-case basis, considering the nature of the offense, severity, time elapsed, and relevance to resident and property safety. Convictions involving violence, sexual offenses, or significant property damage may result in denial if they present a demonstrable risk.

All screening decisions are made in a consistent, nondiscriminatory manner in accordance with federal, state, and local fair housing laws. Exceptions may be made when reasonable and legally permissible.
